La Mûrisserie is a project to develop a 1,100 m² hybrid space in the Cours Julien district of Marseille. This place combines shared offices, a café/bar/restaurant, and exhibition and event spaces, thus adapting various professional and cultural uses. The building, already acquired, is currently being transformed with the completion of the works scheduled for December 2024 and an opening in January 2025.

The estimated value after works is 3.1 million euros, exceeding the initial acquisition and renovation costs of 2.2 million euros. Financial projections indicate annual revenues of 444,000 euros.

An inauguration event with Bricks investors will be organized to celebrate the completion of the work and to introduce the place to investors. In addition, the bar is open, do not hesitate to go to their social networks to be informed of all the musical and cultural events taking place every day at the Mûrisserie.

Presentation of the project leader

The project is led by a team of four partners with backgrounds in engineering and business schools. Each has around ten years of experience in technical project management, finance, and entrepreneurship. They are supported by real estate experts, architects, and project managers with between 10 and 20 years of experience in construction and renovation in Marseille.

Having lived in the Cours Julien district for over ten years, the partners have developed a large local network. This network allowed them to identify and acquire this property, while understanding the needs of the district’s users by observing the surrounding businesses. Their expertise guarantees an approach adapted to the local real estate market.

Location

The project is located in the Cours Julien district of Marseille, one of the busiest and most festive areas of the city. In 2022, this district was ranked in the Top 10 of the “coolest neighborhoods in the world” by Time Out magazine. The building benefits from a strategic location: underground parking 50 meters away, metro access 100 meters away, Gare Saint-Charles 850 meters away and Vieux-Port de Marseille 800 meters away. It is also 200 meters from the Théâtre des Bernardines and 150 meters from the Palais Carli. These elements make it an ideal location for a project centered around work and cultural activities.

Financial structure

The project’s financial strategy is based on a forecast model validated by two banks and an accountant.
This model uses market research and feedback from similar activities.

The financial model is divided into two parts: the operation of the coworking spaces and the collection of rents from the studios, the event space, and the bar and catering section.
The forecast indicates €14,000 in monthly rent and €23,000 in monthly revenue for coworking, with an occupancy rate of 70%.
The forecast margin is around 27%.
The investment offers an annual gross return of 10% and an exit option after three years.
This return is based on a forecast net margin covering 33% of the current financing requirement.
The marketing of the spaces will use a strategy including broadcasting on specialized sites and networks, communication on social networks and calls for “residents” during specialized events. A market test showed strong interest, with more than 147 requests for rental of positions received.

The repayment strategy is based on increasing turnover and profits to gradually repay or refinance by private investors or the bank at the end of the Bricks financing borrowing period.

Commitment to distribution

The Company undertakes that investors will be reimbursed in priority to all other expenses upon repayment by the bank of the immobilized equity. This priority commitment includes all cash distributions, including, but not limited to, debt repayments and dividend payments.
